Property Management

As your management company, Howard Property Management is the liason between the community and the board. Forward your concern to our staff and we will ensure that the board gets your message.

The association accepts checks or money orders for payment as well as credit cards. HPM currently accepts Visa or MasterCard with a 3% processing fee.

HPM Portal provides opportunity to view violations, account charges and payments.
Statements are mailed only to those unit owners with a balance. If you have a credit on your account, you would not have received a statement. Unsure of your balance - give us a call at 410-313-8608 or send an email to info@howardproperty.net to receive account information.
Simply, send us an email at info@howardproperty.net or disenroll via HPM Website to inform our staff that you wish to cancel. We need to have it in writing.

Condominium Insurance

The master policy is coverage purchased by the condominium association. The association is the policyholder, and each unit owner is an insured under the policy. The premium for the master policy is paid by the association and comes from the condo fees each unit owner must pay.
Common elements such as sidewalks, parking lots, and the roadway. The structures and systems that make up the building itself, such as the roofs, siding, and foundation. Items covered with the unit's interior include the ceilings, walls, floors, and all the elements as conveyed with the unit when first constructed, such as kitchen cabinets and bathroom fixtures interior of the unit. The basements were originally conveyed without a finished basement, so any items in a finished basement would not be covered.
Unit owners should get a condo-cover policy (or HO6 policy). This policy covers any betterments and improvements, personal belongings, and the association's deductible as well as any accommodations that may be required to be out of the unit as a result of damage.
An individual policy will be required by the mortgage. Routinely mortgage companies ask for a copy of the master policy. Feel free to contact our office so we can provide the policy.
Just like a routine auto or homeowner's policy, the association has a deductible that must be met if a claim is filed on behalf of a unit owner. Responsibility for the deductible falls on the association should the cause of damage originate from the common area (such as the roof). Whereas should the damage originate from an element of the unit (such as plumbing, windows, doors), the deductible would be the responsibility of the unit owner. Per the MD Condo Act, the unit owner would be billed back the association's deductible up to $10,000.
Betterments and improvements are elements of the unit that were not original when the unit was originally conveyed from the developer. These improvements could range from updated flooring, kitchen elements (such as but not limited to countertops and cabinets), bathroom elements (such as but not limited to improving flooring, cabinetry, and bathtub), and finishing the basement area.
Before contacting your insurance company, call Howard Property Management 24 hours per day, 7 days per week. We will mitigate the damage, explain the process, and arrange for repairs. Even if it originated within your unit, give us a call. Your insurance company will only cover the claim if it is coming from the condominium association. The claim will go much more smoothly if overseen by your property manager.

Resale Disclosure for Home Sales
Resale packages are required by MD law to provide disclosures to the prospective buyer regarding the association documents, any covenant violations and/or any outstanding assessments. This document must be dated not more than 90 days prior to the date of the purchase agreement.
Resale packages are available within five to ten business days. Need it sooner - order it rush. You can order a resale package right online at HPM website.
A Letter of Compliance provided with your resale package relays that are assessments are paid to date and that no covenant violations were noted.
A Notice of Non-Compliance may be issued for delinquent assessments or covenant violations. The purpose is to notify the new owner of these covenant violations. Many lenders will require that outstanding items from the resale inspection be corrected. On the Condo side, it does not preclude the sale of a home.

Trash and Recycling

Curbside Trash Collection
Trash is collected on Monday by Howard County and should be placed curbside no earlier than Sunday evening.

BULK items are not picked up with regular trash. BULK items include discarded furniture (couches, recliners, tables), large appliances (refrigerators, ovens, tv’s), and plumbing fixtures (bathtubs, toilets, sinks) etc.
Dispose of these bulk items by dropping off at the landfill (which is free for Howard Country Residents) or by arranging for bulk trash pick-up through the county.
In order to schedule a bulk trash pick-up, you can call 410-313-6444 or go to www.HowardCountyBulkPickup.org. Bulk trash items include items that don’t fit in trash cans such as mattresses, box springs, chairs, sofas, dressers, tables and other furniture items. Note that you will need to “place…items at the curb on your regular trash day. [A] maximum of 4 large trash items will be collected per pick-up. Items must be able to be lifted by two collection crew members (larger items will be tagged and left for the resident's disposal).”
Curbside Recycling Collection
Trash is collected on Thursday by Howard County and should be placed curbside no earlier than Wednesday evening.
Howard County Know Before You Throw campaign is designed to assist Howard County residents and businesses with sorting their waste correctly. Before you toss something, check their list to see if it can be reused, recycled, or donated.
Recycling materials should be placed recycling containers. Howard County will no longer accept ANY plastic bags in recycling. Items placed out for recycling, should be placed in county assigned recycling bin/cart. These bins are available through request for free by contacting Howard County at 410-313-6444.


DON'T FORGET TO SLIDE
If it's New Year's, Memorial, Thanksgiving, Christmas, Independence or Labor Day, curbside collections scheduled on or after these holidays will 'slide' and be made one day later that week.
Remember! All items must be out by 6 a.m. on the day of collection.
